Before you Apply

Before applying for a Community Land Trust home, it's helpful to understand how housing charges work and why additional income information may be required as part of the application process.

What are the Qualifications?

Applying for a co-op home with Community Land Trust can look a little different than a typical rental. Due to funding agreements and income limits, we are required to collect additional information from applications. Learn more about these requirements here.

Required information includes:

  • Credit and reference checks

  • Canadian Citizenship or residency status

  • Income Verification: Gross annual household income of the applicant(s) must not exceed the maximum income for applicable unit type

*Rent Geared to Income (RGI) homes require household incomes to meet the standards outlined in BC Housing’s income limits guidelines. Monthly housing charges are set at 30% of total household income for eligible households.

**Low End of Market (LEM) homes are designed for middle income households. Households who exceed the income threshold for RGI homes can apply for these homes, which are priced to be at or below the low end of similar units in the market.
